ResponsibilitiesOrganize and collect progress reports
Monitor project calendar, ensuring project is on schedule and in budget
Maintains a detailed knowledge of the properties
Maintains an acceptable closing ratio.
Replies to email leads
Produces reports in a timely, accurate and complete manner
Posts advertisement in Craigslist with accuracy
Documents traffic marketing sources; Assist in leasing events and promotions.
Maintains organized files
Has working knowledge of Fair Housing laws, rules, and regulations concerning leasing and property management and adheres to them
Assists in the receiving, recording, preparation and follow up of maintenance work orders
Inspects vacant Rent Ready Homes to prepare for leasing
Assists with Resident Retention
Reports any maintenance problems promptly and schedules repairs
Must be courteous and helpful to residents, prospective residents and co-workers.
Must have reliable transportation
Performs other duties as assigned by Property Manager
Must be able to operate personal computer, calculator, typewriter, and fax machine.
Must have normal range of vision, hearing, and speech.
Collects and secures rental payments.
Makes daily bank deposits and verifies the accuracy of those deposits.
Inputs daily activity transactions.
Prepares accounting records and reports, including Deposit Accounting and monthly close out.
Delivers late rent letters, “Notices to Vacate”, and personally contacts all residents who have unpaid/owed rent daily.
Assists in eviction process.
Enters activity into property management software in relation to the Daily, Weekly & monthly checklists.
Enters Skip Watch information- if applicable.
Leasing duties to include showing properties and preparing leases.
Maintains working knowledge of laws, rules, and regulations concerning apartment leasing and management.
Prepares accurate and complete reports in a timely manner.
Requirements- Understand cost-reduction principles and how to implement goals
- Possess skills at assessing issues, defining solutions, and implementing strategy
- Perform well in environment that values leadership, efficiency, dependability, and organization
- High School education or equivalent.
· Ability to read, write and comprehend the English language.
· Mathematical skills (high school level) in order to calculate prorations.
· Possesses excellent telephone and communication skills.
· Competent ability with personal computer- Microsoft Office
· Must possess valid driver’s license.
· Apartment management and/or sales experience preferred.
