DescriptionLiving NY is a full service Real Estate brokerage and investment firm with a property management division named Livingston Management.
Livingston Management manages over fifty buildings throughout the five boroughs. We are aggressively pursuing new investment opportunities, therefore seeking 3-4 candidates who are highly capable of helping us acquire new residential and commercial buildings.
Since we are brokers and not just Principles/Investors, our goal is also to connect buyers and sellers using our proprietary Investor Database, which has over 70,000 investors and includes all of their phone numbers and email addresses. By connecting the two parties, we earn a very hefty commission check.
LivingNY not only buys buildings, but sometimes sell them as well. In this case we retain the exclusive listing, market the property, and procure a buyer. LivingNY then pays our commission.
This year alone, we have already acquired four buildings, and sold two. All 6 transactions have been in Manhattan and Brooklyn.
Living NY differentiates itself from other brokerages in various ways. One of which is our proprietary database of investors which allow us to call, meet, sell, and buy buildings EXTREMELY efficiently. Otherwise, you will be spending 20 minutes just to find one owners phone number and therefore can only make a very limited amount of phone calls per day.
Also, LivingNY's main focus is on residential rentals. This is great because the investment team can gain a tremendous amount of knowledge regarding the real estate market and rental prices, which ultimately determine a building's value. Collaboration within our office is a huge factor to our success. Our company's foundation is built upon determination, self-motivation and professionalism.
After learning and understanding the market which takes about 3-6 months, you should expect to earn over $200,000 in your first year alone. However, in order to succeed, you MUST be extremely determined and resilient enough to push through rejection and adversity.
Our Investment team will mentor and guide you throughout the entire process of closing an investment deal from start to finish, allowing you to close deals at a quicker pace.
Your main priority will be seeking new potential investment acquisitions for LivingNY, as well as brokering third party deals that exclude LivingNY. The main idea is to call and find owners that either want to buy or sell investment properties and ultimately servicing them.
The purpose of the phone call is to obtain meetings. You will be trained on what to say over the phone to get these meetings. After a week of pounding the phones, you will become a pro using our process. Once you obtain a meeting, that particular owner is now YOUR client, in which YOU will get the credit for. Better yet, a Senior Investment Associate will attend and control the meetings while you listen and sharpen your skills.
ResponsibilitiesCandidate must make roughly 80-100 phone calls per day using our investor list (very easy) and obtain meetings with these property owners. You will be coached and mentored on what to say on the phone and in meetings
Candidate may be asked to create Setup sheets which highlight everything about a particular property including the building's revenue, expenses, pictures, and descriptions.
