Qualifications: To perform this job successfully, an individual must have an education and/or experience-background in sales or leasing, have a professional appearance and be able to perform each essential duty satisfactorily. Bilingual is a PLUS!
RequirementsKnowledge, Ability & Skill: Must have the ability to work with little direction maintaining confidentiality and professionalism.
Detail oriented -- Multiple task type person
Strong communication skills with outgoing personality
Use of various types of computer software packages as they relate to leasing real estate
Experience: Associate's degree (A.A.) or equivalent from two-year college or technical school preferred; 2-3 years of related experience and/or training; or equivalent combination of education and experience. Good communication skills and an ability to interact with a wide range of people.
Specific Duties and Responsibilities:
Tour prospects through units for lease.
Answer all phone calls and give out rental information as dictated by policy/procedure
Track how prospects are hearing about us and follow up after they have visited our property
Shop competition through phone calls and visits on a regular basis
Learn to develop professional sales techniques.
Communicate to prospects in person, over the telephone and/or in writing the size and layout of rooms, available facilities, such as swimming pool and saunas, location of shopping centers, services available, and terms of lease.
Assist with the composition of newspaper advertisements.
Compile and update listings of available rental units.
Use the Multiple Listing Service
Help Property Manager in Marketing to new investors.
Perform Pre-Inspections, inspect market ready vacant and model apartments, assist in the coordination of the paint schedule and inspect all contractor work.
Prepare, process rental applications, lease packets, and collect deposits, renewals and any related forms
Report, Tenant Move-Out and Move-Out List
Prepare lease renewals, coordinate all move-in dates and all changes regarding Move-outs
Contacts credit bureau, previous landlord, and employment history of prospective Residents.
Substitutes for Assistant Rental Manager when absent.
Submit grid reports weekly/monthly/quarterly.
Public Relations & Communications
Create and prepare any newsletters, flyers and written summaries of available units.
Communicate with prospective residents requiring information
Develops and maintains relations through the courtesy of on-site personnel and other department managers and knowledge of community policies.
Adheres to all fair housing laws.
Attend regular staff meetings.
Attend weekly management meetings.
Attend weekly department meetings.
Supervision, Direction and Relationships
Reports to the Leasing Manager
In conjunction with and under control of the Property Manager establish relationship with property owners' representatives.
Establishes relationships with prospective residents.
Maintains relationships with current residents and owners.
