(a) Responsible for leasing apartments in accordance with the policy and procedures set by management. (b) Assist management in measuring effectiveness of marketing programs and in making periodic market surveys. (c) Assume management responsibilities in absence of Property Manager and in emergency situations. Relationships: This position reports to the Property Manager and Regional Manager, retains relationships with peers and all other departments within the company and maintains relationships with suppliers, vendors, and others serving the Company or the property. Work Hours. Please note that this position (either full-time or part-time positions) may require mandatory work to be performed during evening hours and/or weekends should the occupancy at the property drop below 94%. Some employees in this position may have solely been hired to work mainly evening hours and weekends. Essential Job Functions and Responsibilities: Please note that the essential job functions listed here are not all-inclusive, rather they indicate the types of activities normally performed by this position and, therefore, may be modified and revised. Other duties may be required and assigned from time-to-time. MARKETING 1. Develops and places ads per marketing and branding standards. * Assists in development and implementation of special promotions. * Shops competitors, researches and prepares market survey reports. * Performs outreach marketing and networks in the community. (B) LEASING * Adhere to established policies related to fair housing. * Establishes rapport with each prospective resident. * Determines needs of each prospective resident. * Presents property and appropriate apartment(s) in a manner consistent with the image of the property and relevant to the prospect. * Obtains commitment to rent (i.e. fill out rental applications) from a specified percentage of prospects. * Use knowledge of property and community to overcome prospect objections. * Follows up on undecided prospects. * Assists in lease renewal procedure. ADMINISTRATIVE 1. Prepares lease package and necessary forms and addendums. * Enters prospects, application and move in information into all relevant software. * Assists in collection of late rent and other monies due. * Assists in move-in and move-out procedures. MANAGERIAL (in the absence of Community Manager) * Handles any emergencies. * Maintains log of resident service requests. * Assists in scheduling maintenance work. * Schedules apartment make-ready and repair work. * Inspects vacant apartments. Job Qualifications. High School Graduate with minimum of one year leasing experience. Required knowledge and skills: Excellent communication skills. Exceptional sales skills. Basic math skills. Customer service oriented. Strong organizational skills. Confident, positive attitude. Ability to work effectively under pressure with multiple and changing priorities. Ability to interact with a wide range of people. Appearance and manner compatible with image of property. Good computer skills. Physical Demands and Work Environment. Scope and Compensation Package Minimum 40 hours per week. Salary commensurate with level of experience. Earned time per employee handbook. Reimbursed travel expenses, with proof of insurance and valid driver's license. Participation in bonus/incentive plan for permanent full-time position. Company contributes toward premium expense for medical and dental insurance for permanent full-time position. Eligible for profit sharing after one year. Profit sharing will be fully vested after six years.
