We have a great opportunity for an Assistant Project Manager join our development group in the Irvine area. We are developing a brand new luxury apartment community in Orange, CA. This exciting project is 2 phases, consisting of 652 apartment units in total. Type III A Wood-framed structures, and with Type 1-B concrete parking structures. For the Assistant Project Manager, we are looking for candidates with at least 3 years of new construction experience. Multifamily new construction experience is preferred. Candidates must be familiar with a variety of construction concepts, practices, and procedures, including but not limited to: estimating, scheduling, contract writing, and drawing review. Must have excellent written and verbal communication skills. The Assistant Project Manager assists the Project Manager in the day-to-day construction activities related to this project. This includes ensuring all daily construction related issues are being addressed and ensuring smooth transitions between subcontractors working on-site. This positions relies on experience and judgment to plan and accomplish goals. Performs a variety of tasks. Duties Include: Reviews design drawings and specifications. Identifies the required scopes of work to complete the project. Composes the scope of work by identifying products, specifications, performance standards and contract documents. Prepares and distributes bid packages to qualified vendors and conduct pre-bid meetings. Qualifies bids (bid spreads) and make selections. Establishes construction schedules and develops related budgets. Fine tunes the scope of work and adjusts the schedule accordingly. Regularly updates and reports on the project's performance through the schedule, cost report, weekly report, progress photos and accounting conference calls. Regularly monitors field operations through site visits and inspections. Monitors and advises on job safety protocols. Provides guidance and support to onsite personnel. Acts as liaison between property management and construction team. Reviews the subcontractor draw requests. Prepares and submits contracts, change orders and purchase orders. Expedite shop drawings, submittals and safety requirements for assigned tasks. Utilize the Project Management system for shop drawing administration. Supply required submittal information such as field dimensions. Requests and follows up on project submittals required from Subcontractors and distribute to appropriate persons. Assist in documenting changes; maintain project records, red line transfers and correspondence. Be familiar with the company policies on personnel, quality management and assurance, safety, EEO, labor, bonds and insurance as required. Be a leader in open communication with team members. Promote good relations with all parties. Participates in company required training by established deadline. Complies with all Fairfield standards, applicable health and safety rules and regulations, as well as applicable local, state and federal laws. Any other duties or responsibilities that may be assigned. Required Skills: Knowledge of a variety of construction field concepts, practices and procedures. Strong working knowledge of Microsoft Outlook, Word and Excel. Experience using Procore and Broadbean or a similar estimating software is preferred. Strong written and verbal communication skills. Strong attention to detail, organizational and time management skills. Detail oriented; ability to manage conflicting priorities and to adjust priorities on a daily basis. Ability to work a flexible schedule to include weekends, evenings and holidays. Education: Preferred Bachelor's Degree in Construction Management, Civil Engineering.
