GENERAL SUMMARY OF DUTIES: Manage the sales, pricing, resident renewal and marketing strategies for assigned communities within a district or area. Maximize activities that directly impact revenue and occupancy. Assist the Regional Manager in the formulation and implementation of broad strategies and operational tactics to enable the district to outperform peers. This job is not a leasing/renewal focused job, this position will motivate and direct the leasing team to achieve occupancy goals. May be assigned to work with various communities in the District at the request of the Regional Manager.
SUPERVISION RECEIVED: Reports directly to the Regional Manager or Area Director
SUPERVISION EXERCISED: May have a team of Leasing Consultants
Compile and evaluate data to strategically project and develop successful market strategies to achieve budged/target occupancy.
Proactively seek out new and maximizes the current outreach marketing efforts. Utilize appropriate metrics to determine effectiveness, and make appropriate adjustments to promote the communities, increase traffic, and achieve budget/target occupancy goals.
Work in conjunction with the Regional Manager(s) to set and apply rental rates to achieve budgeted revenue goals.
Make strategic planning recommendations to the Regional Manager and Community Directors to maximize the community’s strengths and resources, including collaboration on rent growth, leasing efforts, occupancy, and resident retention.
Motivate sales team to achieve the highest ranking within their market’s peer group. Manage the sales team performance in accordance with company policies, values, and business practices.
Conduct regular sales meetings.
Develop, implement, and maintain a Customer Management system to maximize retention and optimize revenue growth by focusing on renewing and servicing residents throughout the lease cycle.
Develop and implements short and long-range marketing plans and innovative, state-of-the-art marketing strategies by using various Internet web sites for outreach marketing efforts. Create cost-effective advertising strategies, resident referral programs, and other initiatives that generate traffic.
Work with the call center to coordinate leads and manage appointments for sales team. Ensure that all leads are followed through until considered “dead”.
Provide superior customer service to internal and external customers.
In conjunction with the Community Directors, insure ready units, curb appeal, amenities, and show trail and overall marketing of the community are of the highest quality.
Provide competitive market research, analysis, and recommendations on revenue management to ensure highest level of occupancy and renewals.
Negotiate advertisements and represents the Company and communities at various trade shows and other forums.
Hire and train new staff and develop staff to maximize potential.
Supervise direct reporting staff in accordance to overall company policy.
Monitor staff performance including performance reviews and address performance problems through corrective action and dismissal.
Approve time records and requests for time off.
Assist direct reporting staff to address and resolve concerns or complaints involving job duties and job descriptions, performance standards, relations with coworkers, relations with supervisors and managers.
Perform other duties as assigned or as necessary.
