Job Description Summary
This position is responsible for coordinating the community's marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals by performing all activities related to leasing to new residents, providing resident satisfaction throughout the term of the lease, and securing resident lease renewals.
Essential Responsibilities
- Perform all sales and leasing activities to achieve the community's revenue and occupancy goals by greeting prospects, qualifying them, conducting tours, processing applications, credit screening, criminal checks, preparing lease, move‑in package, ensuring a smooth resident move‑in, and signing leases.
- Inspect apartments before resident move‑in, ensure move‑in ready condition, and schedule any outstanding items with the maintenance team.
- Stay informed about market and competitor conditions that may impact occupancy and sales, develop and implement short‑ and long‑term marketing plans and goals to sustain occupancy, and follow community policies related to concessions, specials, and other programs.
- Design and execute marketing activities to create and drive traffic to the community, including resident referral and employer outreach, internet marketing tools (Craigslist, Facebook, e‑mail, etc.), and follow community‑specific marketing plans.
- Use the on‑site property management software (One Site, Yardi, etc.) to track availability, record traffic and leasing activities, manage resident and prospect data, and capture critical demographic information.
- Ensure the community and show units meet the company's standards for show quality by daily inspecting the marketing corridor and leasing tour, communicating maintenance needs to the maintenance team, merchandising and ensuring a physically appealing show unit or model and amenities, and preparing the leasing office for daily leasing activities.
- Follow‑up with prospects and new residents to ensure satisfaction by sending e‑mail, thank‑you notes, cards or making calls to finalize decisions to lease or renew.
- Execute and support the community's lease renewal program by preparing renewal letters and packages, meeting with renewing residents in advance of move‑out dates, and ensuring renewal documents signed and implemented on time.
- Respond quickly and courteously to resident & client/owner concerns and questions, taking prompt action to solve problems or document and convey requests to the appropriate individual(s).
Other Responsibilities
- Complete various accounting, financial, administrative, and other reports; perform other duties as assigned or needed.
Required Licenses or Certifications
- Incumbents must have all licenses and/or certifications as required by state and local jurisdictions.
- Incumbents must have a valid driver's license to operate a golf cart on property.
Physical Demands
- Stand, walk, sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
- Work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet).
- Push, pull, lift, carry, or maneuver weights of up to twenty‑five (25) pounds independently and fifty (50) pounds with assistance.
