Sandstone Capital Partners is building a national platform in residential property management and adjacent real estate services through a disciplined acquisition strategy. We identify, evaluate, and acquire high-quality property management businesses across the United States, then bring them onto a shared operating platform. Our team runs a data-driven pipeline that tracks tens of thousands of companies from first identification through outreach, diligence, and close.

The Role

This is a hands-on seat for an outgoing, driven student or recent graduate who wants to sit at the front of a private equity deal engine. You'll be one of the first points of contact with business owners — building the target list, picking up the phone, and turning a raw universe of companies into live conversations the deal team can act on. Along the way you'll see how those conversations become real acquisitions. The work is real, the pace is quick, and your output feeds directly into the decisions the team makes each week.

What You'll Do

  • Research property management companies — ownership, size, geography, service lines, and fit against our acquisition criteria.
  • Build and refine targeted contact lists of owners and decision-makers, applying our qualification and targeting rules.
  • Own owner outreach — cold calling and emailing owners to introduce Sandstone, open conversations, and book meetings for the deal team.
  • Track outreach activity and responses in our CRM, and flag warm leads for timely follow-up.
  • Enrich and validate company and contact data, resolving gaps and inconsistencies so the team acts on accurate information.
  • Maintain data hygiene in our CRM (HubSpot) — keeping company records, contacts, and pipeline stages current and de-duplicated.
  • Assist with market mapping and competitive research to surface new pockets of opportunity.
  • Support the investment team with deal prep — research and clean summaries that feed models, memos, and diligence.

What We're Looking For

Our ideal candidate pairs strong people instincts with a genuine interest in finance and investing. Beyond that, we're looking for:

  • Current undergraduate or graduate student, or recent graduate — finance, economics, business, real estate, communications, or a related field.
  • Comfortable picking up the phone — you're not afraid of cold calls and can hold a confident, professional conversation with a business owner.
  • Strong research instincts and comfort working with data; you enjoy digging until the answer is right.
  • Exceptional attention to detail — you notice when a record or number looks off.
  • Proficiency with Excel / spreadsheets; comfort learning new software tools quickly.
  • Clear, concise written communication.
  • Self-directed and reliable — able to own a task from start to finish with limited hand-holding.
  • Genuine interest in private equity, entrepreneurship through acquisition, or the business of real estate.

Bonus Points

  • Familiarity with a CRM (HubSpot, Salesforce, or similar).
  • Exposure to real estate, property management, or M&A concepts.
  • Experience with data tools, outreach platforms, or basic automation.
