Cambrian Development, affiliated with Bercy Chen Studio, is an Austin-based real estate development group focused on innovative, design-forward multifamily and mixed-use projects. The team works across the full lifecycle of development—from site acquisition and entitlements through financing, construction, and stabilization.

What This Role Involves

This internship provides direct exposure to the development side of commercial real estate, including underwriting, capital structuring, permitting, and investor coordination. The Development Intern will support active projects and strategic initiatives by assisting with analysis, execution, and project coordination. The ideal candidate thrives in a fast-paced, entrepreneurial environment and is comfortable working across both financial and operational tasks.

As a Development Intern, You Will:

  • Assist with financial modeling and underwriting
  • Update pro formas, sources & uses, and return sensitivities
  • Support capital markets and financing efforts
  • Track debt, pref equity, and LP/GP contributions
  • Gather and evaluate market data
  • Rent comps, sales comps, and development pipeline analysis
  • Assist in preparation of investor and lender materials
  • Pitch decks, deal summaries, and data room organization
  • Support permitting and entitlement tracking
  • Monitor site plan progress, city coordination, and development fees
  • Review and organize legal and deal documentation
  • Loan agreements, partnership structures, and development contracts
  • Assist with project coordination across consultants and stakeholders
  • Build and maintain internal tracking systems and reporting tools (Excel-based)

What You Will Gain

Education, Skills, and Experience

  • Currently pursuing a Bachelor's degree in Finance, Real Estate, Economics, or related field
  • Strong proficiency in Microsoft Excel and PowerPoint
  • Ability to analyze quantitative and qualitative information
  • Strong attention to detail and organization
  • Self-starter with strong execution and follow-through
  • Ability to work in a fast-paced, team-oriented environment

Preferred Qualifications

  • Prior exposure to real estate, finance, or development
  • Familiarity with financial modeling or underwriting
  • Interest in pursuing a career in real estate development or investment

**Pay:** $15.00 per hour
